JOB SUMMARY
The Manager, Building Solutions leads Relay’s Floor Maintenance division and supports the overall Janitorial business operations. This role is responsible for developing and managing pricing strategies for floor maintenance and specialty services, preparing detailed estimates for new and existing contracts, and overseeing bidding and quality assurance for extra work projects. The Manager regularly works in the field to oversee all aspects of Relay’s Floor Maintenance Program, including pricing walkthroughs, quality audits, training, logistics coordination, and subcontractor management. This position requires frequent onsite presence at customer facilities during normal business hours, with occasional after-hours work as needed.

ESSENTIAL FUNCTIONS

1.    Service Delivery and Staff Development
a.    Provides direct support to staff on floor maintenance, pressure washing, window cleaning, high dusting, and related projects, addressing location-specific needs of Supervisors and Service Delivery Team Managers.
b.    Oversee the selection, coordination, and management of subcontractors for floor maintenance projects.
c.    Conducts weekly or monthly meetings with assigned staff and participates in business meetings as required.
d.    Collaborates with the Training Manager to develop appropriate training and industry
certifications for Janitorial Specialists.
e.    Assists in recruitment and selection of Janitorial Specialists across Relay portfolios.

2.    Contracts, Pricing, and Financial Management
a.    Conducts detailed facility walkthroughs to develop bottom-up pricing estimates for floor maintenance, pressure washing, high dusting, window cleaning, and other specialized services.
b.    Advises on pricing methodology and establishes or modifies project pricing for floor maintenance services.
c.    Oversees Quality Control and Quality Assurance for all floor maintenance projects.

d.    Supports contract renewals, scope of work definitions, and new business development including bid responses and pricing information.
e.    Collaborate with Financial and Accounting staff to maintain pricing standards, support
budgeting, and assess division profitability.
f.    Serves as the subject matter expert for assigned service contracts.

3.    Customer Relations and Communications
a.    Maintains open communications with customers, management, and staff support functions.
b.    Responds to and resolves customer complaints and worksite conflicts.
c.    Keeps the VP, Building Solutions informed of all issues and concerns.

4.    Logistics and Resource Management
a.    Supports the Logistics Manager in asset management, scheduling, administrative coordination, equipment repair tracking, and contract support.
b.    Reviews and approves all supply requests for the Floor Maintenance Team.
c.    Oversee and schedules minor routine maintenance for all assigned equipment and vehicles.
d.    Manages deployment of Floor Maintenance resources and route logistics related to
safety, quality, and cost management.

5.    Safety and Compliance
a.    Maintains a strong and active safety program, ensuring compliance with applicable State and Federal laws, service contract requirements, and organizational safety guidelines.
b.    Ensure SDS books are current and carried to all sites where work is performed.
c.    Maintains appropriate staffing levels and the master schedule for the Floor Maintenance division.

6.    Other duties as assigned
a.    Performs additional responsibilities as needed to support the Floor Maintenance division and organizational objectives.

  • MINIMUM QUALIFICATIONS
  •    5+ years of relevant experience and/or education in floor maintenance and related services.
  •    Minimum of 2 years in supervision or project management roles.
  •    Knowledge of all phases of janitorial and floor maintenance processes.
  •    Prior management experience in floor maintenance contracts, supervision, and training.
  •    Demonstrated budgetary responsibilities.
  •    Strong computer skills, including Microsoft Outlook and Excel.
  •    Excellent interpersonal skills.
  •    Ability to resolve customer, employee, internal, and external complaints.
  •    Strong communication skills, including written, verbal, and listening.
  •    Ability to follow through on assigned tasks through completion.
  •    Valid driver’s license and reliable automobile; safe driving record and insurance coverage acceptable to Relay’s insurance carrier.
  •    Ability to pass criminal history background check and/or fingerprinting as required during employment.

  • PREFERRED QUALIFICATIONS
  •    Experience working with adults with disabilities.
  •    Prior experience managing large-scale floor maintenance projects across multiple sites.
  •    Experience conducting quality control audits and implementing continuous improvement processes.
  •    Familiarity with safety compliance, OSHA regulations, and workplace safety programs.
  •    Experience in training, mentoring, and developing staff.
  •    Proven ability to collaborate across departments, including logistics, finance, and operations.
